I Am Viewing This House This Morning.

Grange Road, Mayals, SA3

Last sold in 2000 for 185K. Asking price £585,000.

I am only going along to ask them to justify the asking price.

Edit:

Did not go in the end, it was pouring this morning and, as others have commented, it would have been a pointless exercise.

Have fun.

I'd love to look at the link but when using my iPhone am unable to view right move links that people post on here. Am I doing something wrong? Does anyone know of a workaround?

Maybe the sea has moved closer to the front door in the intervening years, hence giving better "sea views"? :)

materials / build cost = 150-180K

land cost (should be) circa 30K

cost if new build = 200-210K

however it's not a new build, lets say 180-190K as it looks in goodnick

endof !

I hate to disagree, but the house has a nice finish:

materials / build cost = 230K

land cost (should be) circa 45K

cost if new build = 275K

:P

I make it about 2300 sq foot, based on £50 per sq foot that's under £100,000.

Maths could be wrong but have briefly double checked, and of course level of finish makes a difference, but can see it being over £130k

Edit: Build cost wrong.

In 2008 looks to have been around £100 per sq ft, so about £180,000.

Is it near a decent school?

My advise is dont bother going round, it will waste your time as well as theirs.

There is a place near me which has been on the market for 5 years for 600,000 i I thinkit started off at 610, I'm sure the owners are saying it worth 600,000 to us, well thats not much good as your not buying it. I bet in your area you can get some great deals, keep an eye out for those, have you a local uni, when student numbers start to fall a lot of places will come on the market.

And for the same price for some one with that kind of money, who actually has sense, tough choice between the two,

Nah. Not for me. I was just going to be driving past.

Although I have no sympathy for people who are deluded, if you were really just going round to wind them up then that is pretty mean, and completely pointless!

I live in possibly the most expensive area in the south east, outside of London that is, and that house probably wouldnt even be up at nearly 600k here (if it were priced right), they are sooooo deluded!

LOL - thanks. That just emphasizes the delusion of my area.

Funny, I had 275 in my mind. For the South East, mind.
