Sold Price Drops....

Can people post any examples they have found of sold prices which have decreased over the last year or so? e.g. where someone has bought and sold a house in the last 18 months, and has lost money?

I'll start:

Here is a 1 bedroom flat in Aldershot

Bought for £110,000 in April 2004

Sold for £107,500 in August 2005

2.2% drop over the 18 months

I have started to keep an eye on this to guage the price reductions over 12 months as accurately as we can

By using RM asking prices and comparing them with LR sold prices

there is a website that shows actual sale prices for a given postcode.

If you fish around you can often find the same house appearing twice or more in recent years.

It's good because you can target an area (even a street)

The weblink is on my works PC though :(

I went to view another house today on the market for £169,950. I always check the previous paid if the data is available and to my amusement the following came up:

£185,000 Jun 2005...yep, £15k off in 4 months!

As a footnote however the lady selling was clearly not in the best of health and looking for a very quick sale so I was promptly un-amused again.

Technically I should remain objective about house prices, but I think they have to go such a level where it is just impossible for them to keep going up, which is why I can't keep away from this forum.

The www.ourproperty.co.uk site would be more useful to me if I could set up a report for houses sold in a general post code area (eg AB1) rather than specific streets (eg AB1 2CD)

The email bit is class. I waiting for numbers of houses sold recently (it's been months) - but i don't have to keep checking now....

I have some friends buying houses - it's nice to be able to see what people bought it for, then tell them.... It's made one person reconsider there offer.

Hi all,

I don't post much, but had to show this one:

I had been tracking this house last year because it was in the area I wanted to live (now renting). The original owner clearly made a packet by selling to a 'developer', who put the house back on the market within a few months (presumably after painting the walls & scrubbing out the fireplaces...) for around 315k IIRC. By May, the estate agent had reduced the price several times and was advertising open veiwing days :D

Not sure why, but I get a warm, fuzzy feeling everytime I look at this page...... :rolleyes:
