In terms of the numbers of properties where we have direct comparisons with previous sales, this auction is pretty good. We have Last Sales Prices for 55 lots. Of these 55 lots, 23 were Sold, 24 UnSold, one received No Bids and seven did not appear on the EI Live Data Feed - presumably either having been Sold Prior or Withdrawn. This means that we had 48 lots through the auction today with Last Sale Prices - with 19 of them showing a profit. Some very big losses in the regions as we have come to expect and surprisingly two large losses in London. Lot 27, 37A Rosendale Road in Dulwich is showing a loss of £102k on its original 2005 purchase price of £250k. Another London lot to record a big loss was Lot 62, 68 Farnley Road in South Norwood recording an incredible loss on resale of £182k against its March 2007 purchase. The data also reminds us by just how much London prices have increased since the mid 1990's - Lot 6, 20 Eglinton Hill in Plumstead is over 4.5 times its value in 1995 and yet it remained UnSold! For the UnSold lots details of the highest bid achieved and also the price at which the property is available for. But it's a council estate and I wouldn't pay 115K to live there. 200k at peak I searched the postcode for sold prices and notice a couple of strange entries that seem to be the builder unable to sell and off loading in 2008. M21er are the auctioneers bidding the price up to this level? this would require 2 bidders with knowledge of the reserve price colluding, then bailing out just before. not allowed, right? (as a bid "off the wall" should be against a genuine bidder.) edit: someone known to the seller could clearly do this, safe in the knowledge that the wouldn't have the lot knocked down to them. which gives an inflated "last bid" price. nimby Posted May 26, 2012 Share Posted May 26, 2012 I have some experience of property auctions. most properties have a reserve which is 10% above the guide price to attract interest. If no one bids on a property the auctioneer will take two ficticious bids from the room up to somewhere near the reserve.
