In terms of the numbers of properties where we have direct comparisons with previous sales, this auction is better than earlier ones, in that we have Last Sales Prices for 40 of the 79 lots. Of these 40 lots, three were Sold Prior, three were Withdrawn, six attractedNo Bids and one lot ( Lot 15 ) wasn't matched on the LiveLink. This means that we had 27 lots through the auction today with Last Sale Prices - 11 showing a profit and 16 a loss. In common with last week's auction ( Manchester & North West ) I think it's fair to say that a lot these properties were not in the most desirable areas - These areas appear to be the types of areas within the North West that are now showing some large drops from 2005 - 2008 prices. In order to be confident of selling for substantially higher than prchase price, the purchase needs to be made prior to 2001 - 2003. It certainly looks like it in the North West of England - this is the second auction in a week which shows big losses from the peaks. Of course some individual properties may be showing losses as a result of their physical condition eg Fire Damage / Vandalism but overall the market is definitely down in these areas. From an anecdotal view, I'm not seeing similar large falls yet in the more popular areas of around me ( South Manchester ).... yet. I'm looking to cover the Andrews & Robertson Auction | 8 May 2012 @12pm next week - this is a London based auction house and on a quick glance, all lots appear to be in London / South East.
