It is ofcourse grossly overpriced even for Harpenden. A place like this is usually marketed at between £330,000 and £380,000, and at that price people are having trouble selling (over six months on the market, usually more than a year). The main reason it is so expensive is because of the rail link, 35mins to City Thameslink which is the closest mainline station to the financial center of london, there is also a good private school and Bupa hospital. I agree, in some areas, it's quite snobby, but I like it as it's (generally) a nice town (not too big), easy for me to get to work and the train link to London is very convenient. My observations after living there for about 3ish years is that it is hyped as posh, but in truth it has some quite rough areas. Southdown and Batford (I've lived in both) are definately rough, Batford has always been rough but Southdown has been rapidly getting worse, I would now describe it as the worse of the two. The problem is related to teenagers, the police/council have been promising ASBOs for about 2 years, even leafleting household to reassure them that the Chavs will be delt with. The only problem is, this is as far as it goes, empty promises/threats. As the chavs (correctly) think they can get away with vandalising and intimidating, they are getting more extreme and spreading further around Harpenden. The problem is in the past this was not very visible to newcomers, now it's highly visible. When I lived in the house I recently moved from my Neighbour was trying to sell her place and was complaining that the Chav's were making her place unsellable, the place was a bit over priced but I agree that the main issue was the Chavs. There is a road in Southdown (Cravells Rd) which has possible the highest turnover of properties I have ever seen, at the very least 5 at one time in the last four years (look at nethouseprices), people are moving there because it seems nice, then realising they have nowhere to park and the Chavs are vandalising their front Gardens, so they stick it back on the market (+ a few grand for good luck). This, IMHO, is where Harpenden will fall down. Many have bought extremely overpriced properties in rough areas, as they believed that Harpenden was posh. They are now faced with either sticking it out, selling at a loss or trying to sell for the same price or more than they bought it for at the risk of it remaining on the market for a prolonged period of time. The later is the senario I am seeing, look at Rightmove/Vebra over a six month period and the homes for sale will bearly change, and they will probably be the same ones I saw 12 to 15 months ago. It's very fragile, all it takes is a few city boys to be made redundant and it will all come crashing down. Glad I didn't buy. LG P.S. The Prime location place will not sell at half that price. Why would anyone pay 695K for a 3 bed leasehold flat when they could pay 675K for a detached 4bd 2 receptions? or even 519,950 for a 3 bd house?
