Sold/for Sale Ratio

Just for interest I counted the number of house for sale against those with sold signs on them. The journey was from Batley to Brighouse about 7 miles. 30 properties were for sale and 10 had sold i.e. 25%. I presume the ratio is indicative of the state of the market. High ratio sellers market. Low ratio buyers market.

Any thoughts?

My only thought would be that this isn't very scientific.

You'd really have to find out what percentage of houses which went on sale at the same time have sold. For sale signs are always going to be on display longer than sold signs, while some estate agents don't use sold signs. Even during the height of the boom, you'd see more for sale signs than sold signs in the area I live.
