I think I'll wait for my contract to run out with the estate agency and take it off the market.. it obviously isn't working how they told me it would. They said they'd have to arrange viewings in 10 min intervals so buyers would see each other coming out of the door and up their offers! What a joke! 3 viewings in 2 months

i have had my house on the market for six months but all that my estate agent keep trying to do is get me reduced it more and more which is leaving a bad taste in my mouth arent they supposed to help you get the best possible offer for your property let not force you to give it away i feel has if they only encouraging me to do so to benefit them. I dont know whether to stay with them or move on with another agency because i know for a fact they have under valved my house and i dont know why..

This one's obviously in touch with the real world.

My BS alarm went off when I read this. It echoes some of the BS we've read about here a day or two ago.

It seems to be the theme of the day: 'desperate seller in completely dead market does not welcome any potential buyer he is lucky enough to get' or in other words 'don't trust your lying eyes, it's a seller's market'.

Steven I chose the agent that I knew produced the most attractive sales particulars, as standard. Floor-plans, photography, layout, web-site, premium listing on rightmove and the appropriate comparitive information. I got it all. I also made it quite clear that I did not want time-wasters who were not in a position to make a purchase. I also insisted that I did the viewings. everybody told me that the market was poor, especially at my price bracket. It sold within 6 weeks. Dont be fooled by your Agent. Get them to demonstate the facts before you agree to anything. If yo think that your agent could be the typical "Jack the lad" then what will a buyer think? A huge thank you and well done to everyone at Karen Potter the Estate Agent.

Uh-huh.

Join the large number of Devon landlords who rent out holiday homes on "winter lets". The kind of place that flies off the shelf by the week in summer, but struggles to fetch as much for six off-season months as much as they fetch in a single summer month. Supply & Demand there: the demand for a six-month let over the winter is limited.

Basically, make the gaff nice, cheap and hand over a bunch of extra money to Rightmove for "Premium Listing" or "Featured Property" status.

In my opinion, the Featured Property stuff is a waste of time because anyone seriously looking for a house isn't going to buy the first one they see on the website.

I think that the sequence most people use is: Location, Size / No. Rooms, Price then aesthetics.

Premium Listing is a bit like the manager's special in 2nd hand car sales i.e. it smacks a bit of desperation and is probably more likely to make people look elsewhere.
