Is There A Bug With Property Bee?

Has anyone noticed this with Property Bee today? All the STC near me have become available again, this obviously can't be the case?

Seeing the same thing in my area.

Some of the houses have definately sold too as they appear on the LR.

Could be a change on Rightmove though.....

There havent been any PB updates lately so I dont see why this would suddenly happen.

Will have a look on the PB site.

thanks for confirming, whether it is a PB or RM problem, that may explain why every now and then houses become available again only to go back STC the following day? That would be a bit of a blow as it may mean that no as many sales fall through as PB sometime suggests...

Indeed.

I notice that this has just occured for 'Premium Listing' properties too.

Loads have changed from 'Premium Listing' to 'Available' overnight.

I'd be inclined to think this is an RM issue but I've posted on PB support site anyways...

Okay have just checked some of the same properties on Primelocation and they are showing NO CHANGE in status.

Seems to be a RM problem - started last night 3/10 btw

thanks needle, I agree it seems to be a RM problem. I don't normally use Primelocation but may start doing so (at least to double check) as I fear some of the history on RM is a little dodgy sometime. Is the coverage of Primeloaction as good as that of RM? (edit: got my answer: apparently not as good a coverage at all...)

Okay, have looked into this in more detail and something funny is happening, bear with me:

Loads of houses in my area coming back on the market.

A lot went sold STC many months ago.

I'm fairly sure, but not certain, that some of them actually did sell.

However

I have checked many of the properties that sold back in May and June of 2011 and NONE of them appear in the LR listings at

http://www.houseprices.co.uk or http://www.nethouseprices.co.uk

So wtf is going on?

I have 2 theories - one of them is obvious, the other is a potential bombshell.

Theory 1 This is the most likely reason.

A Rightmove error has caused all SOLD properties to be relisted as Available.

We know from the LR that the properties have NOT SOLD so whats happened?

Well what we are looking at is a list of all the UNSOLD properties your friendly local EA has that have been removed from the market.

What you can do to help is run through ALL the properties in your area and update them for Property-bee.

This will give everyone a list of the accidentally re-listed properties to compare against Land Reg figures.

What are you waiting for?

Get to it!

Theory 2 (Now please, this is stretching things a bit so do not jump to conclusions - its speculation)

Properties repossessed or otherwise acquired by the banks were put up for sale.

The properties didnt sell on the open market and so were moved to SPVs - Special Purpose Vehicles by the banks. (We know this happened)

Because one company sold to another company the transactions do not appear on the Land Registry; commercial transactions.

Now the commercial vehicles such as UK Asset Resolution (http://www.ukar.co.uk/) have completed the asset transfer they need to dump the properties on the open market.

Please bear in mind that Theory 2 is pure speculation on my part.

I just cant help noticing an awful lot of the properties were vacant in the initial sales photos and NONE that I've looked at are on the LR.......

I appear to be the only person viewing Swansea property via PrimeLocation using PB - only started on the 5th - so everything in PB on PL is basically a new listing. Can't tell anything from the data re SSTC alas as it is all listed as the 5th that I looked at.

Looks that way. Shame as it now means that until it is fixed I have little idea whether stuff is actually sold or not. Oh well, not the end of the World...

I agree, but you need to look at this as an opportunity to spot some interesting stuff.

This one, for example has a 'Sold STC' sticker but is not listed in the history as Sold.

In other words, it was initially put on rightmove with a SOLD STC sticker already on it.

So while your theory may be correct, its not conclusive.

Is there another problem with it...It keeps showing me some people dropping their prices by 50K, 100K, 300K in one case...Surely this is a problem in the tool :P

Estate agents are "tools" :D
