A Hpc Price Index?

The ancedotes and the statistics don't match: there are lots of tales of house asking prices falling 10% or more, yet the Nationwide, Halifax and others still talk about 1% here or there. Even the Deputy Prime Minister's and Land Registry stats seem to miss out on what's happening.

Can we, on the HPC create, our own index? Is there a way we can use statistics published by others to create a fairer measure of what's happening?

The key features we need:

Up-to-date (ie, the rate for the latest month or quarter, not year);

Objective (we would need something we can back up in the media if questioned);

Realistic (something that matches the story on the doorsteps - not the media).

Any ideas, anyone?
