Finding Out About Previous (Failed) Planning Applications & Their Reasons

Recommended Posts

Like many on here I'm interested in self build but with rip off land prices on any plots that already come with planning permission there seems little point going to all hassle. The alternative of course is to buy a site that lacks planning permission and apply for it. My question is whether it is possible to view all previous planning applications made related to a plot & the reasons for their success or failure prior to purchase to ascertain the likely success or failure of any future ones.

The decision making process for planning is entirely public so all meeting agendas and minutes and officers' reports will be available.

Either stroll into your council planning office or go online.

Best to go in and chat. Officers should be happy to talk you through a site's history and development potential. They are there, after all, to help the right things get built.

Cultivate a friend in the council planning department. They will keep records on land use change applications, nowadays using a GIS application like MapInfo.

Are people still allowed to befriend planning officials since the Bribery Act came into force? Or more accurately, aren't they (as all public officials) now totally paranoid about being liable under this act - which seemingly assumes a person is guilty until proven innocent by all accounts. And come down on the whole department/ council like a ton of bricks. (Though I don't think this has been played out in an actual test case yet.)
