Throw 5% inflation into the mix and those assets are depreciating nicely...

Irrelevant unless returns on deposit and wages are 5%, that's where inflation makes houses cheaper in real terms, nowhere else.

In my case, 3% return on savings and a 2% pay rise this year :)

I wasn't talking about affordability here, but referring to those who see their house as their pension pot.

Well, in which case house prices have dropped a couple of % points in real terms for you but for most making naught on savings, houses have got more expensive in the last year as nominal drops have failed to keep pace with inflation..
