Rental Agent In Trouble

Hi all,

Had a very confusing letter from my letting agent this morning, it seems they have no office anymore. It was very unclear in the letter whether this ment they would soon stop trading or whether they were downsizing.

They have told me that they will be managing my let at least until the end of my contract and the land lady would still like to continue with the let. My concerns are with the LL, she is, shall I say, a professional victim. When we moved into our unfurnished home, we were faced with about 1/3 of her furniture and an uncleaned house, she was apparently in tears when she was told she was being unreasonable. We still haven't been compensated for this and the agent tells me she never answers his calls or letters regarding repairs etc. In the past the agent has simply done the repairs and then taken the money before he pays her the rent. As you can understand, I am very concerned about the possibility of renting directly from the LL despite the house being nice and the rent cheap.

Any advise?

All I can suggest is that you have a talk with the LL and really lay it on about how difficult it must be for her to manage the property herself..throw in a few nightmare scenarios such as the water pipes bursting the middle of the night..and then say how professional she has been by using a letting agent so far. See if you can find a letting agent in your area you can metnion to her..e.g "I know these people are good blah blah blah"

I would also suggest highlighting that you have been good tenants BUT you would move if the rent was increased...I fear that if the rent is cheap a new agent may try for more.
