so out of 57, 52 offered, and 32 not sold... so that's nearly 62% unsold.

This actually backs up what IM seeing up here in Scotland, about 90% of properties in the the auctions ive been to in the past 3 months have either not met their reserve price or have jumped between auction houses steadily achieving less and less each time.

Not a good result for the auctioneers then.

They didn't sell either of the two properties they in they featured in their local paper advert for the auction. Stockport Times.

Lot 10 and Lot 42, the Fallowfield student house with the To Let signs in the garden.

Who is setting those guide prices, with auctions that leave half the entries unsold? Guide price them to sell. The auction conditions have so many requirements to comply with and unknowns I do not like, not at those auction guide prices anyway.

These auction results are the best indicators available of the state of the market.

It's not the guide prices. I watched a few auctions online last year and quite often they beat the guide price but not the reserve, which was set higher than the guide!

These auction results are the best indicators available of the state of the market.

What happened to Zooplas auction price index (API) it used to give the difference between auction sales and normal sales and was "a leading indictaor of future Market direction"

Judging by this Excel spreadsheet link Stockport Council is losing over £1.5 a year in rates due to empty commercial properties from 2009.

For the umpteenth time. Local Councils do not set nor keep commercial rates. All the do is collect them and hand them over to central government to spend
