Please explain these figures.

Are they taking account of yearly inflation in relation to HPI and now that HPI is below inflation this would make HPI negative in real terms?

Yes if we take inflation into account as we always do with historical data then the Nationwide figures have gone negative, guess I won't need to adjust my sig after all, I will update the charts tonight :):)
