Not having much luck, whatsoever.

Hard working and struggling to find work, owns outright. Her idea is to emigrate.

Not the type of person I'd like to see as a distressed seller.

Few of us here (I hope) would like to see many people in personal distress. However, we will see a lot more cases like this. Unfortunately it doesn't matter if someone is 'deserving' or 'undeserving' of being a distressed seller - these are painful times to be selling.

I suspect you will receive replies along the following lines:

She wouldn't be struggling to sell if it was priced right.

So what alternative advice would you give the OP?

If the seller needs to sell now, the property better be the 'best' or cheapest property for sale on the street.
