Looks like published reserves were unrealistic perhaps intentionally, or the market is just that hard to read.

Sky news running a piece on this (revolving). Point made about lack of transparency in recorded sales prices in the market in general, and that this format allows buyers to set the real value, rather than vendors kite flying exercises to date. Reporter described one property was 3 mil Euro, down to 600,000 as a 'bargain'!

there were asking from 340k euro in 2007

So 428 Castleforbes Square goes for €129,000 and 45 lots later 357 Castleforbes Square doesn’t get a bid of €100,000

Negative equity of 30% in a few hours…
