in my local rag this week they have an article in the middle of their houses asking vendors to consider "gifting" 5% deposit to ftbs !! let's get the housing market moving, they say. nothing about unaffordable housing costs, of course. smacks of desperation to me. i was very surprised to see this, i must admit.

They can *expleative* OFF..

As a FTB we dont need their generousity - it is the vendors and estate agents that need to sell more desperately than we need to buy.

I imagine that all the large corporate estate agencies are now getting desperate. They have high overheads and are often not the most successful agents in the towns they have offices in.

My observation is that a local market is often dominated by a number of successful, independent agents - often with half a dozen branches throughout an area.

The big boys may have hundreds of offices but they are often bit players. If they sell a few houses a month, enough to cover overheads, they can get by. Whereas, the successful guys are (okay, were) selling 30 houses a month.

In my local town centre there are representatives of Countrywide and Sequence (Connells closed up a while ago). They are very much amongst the also-rans of the estate agents in the town.
