The Masked Tulip
Another big drop on the Gower - 130K drop. There have been a few of these in recent days. Looks like the top end of the market is crumbling on the Gower at last. Still way too high asking prices IMPO and stil plenty down there still asking, IMPO, the ludicrous sums. http://www.rightmove.co.uk/property-for-sale/property-28355275.html 06 April 2011 09:06:31 * Agents Telephone found: 08433145989 * Price changed: Offers in Region of £620,000 £495,000 30 October 2010 09:11:03 * Agent found: John Francis * Agents Location found: Killay * Brief Description found: A four bedroom detached family residence built circa 1915, and extended in the 1980's to provide flexible and spacious accommodation. Si1
Wow what a dump. I wouldn't want to live there for £500 a month rent. and you can! 5 miles away, lot smaller no land/extra buildings, 3 bedrooms 575 pcm - http://www.rightmove...y-29517412.html Edited April 6, 2011 by Si1
hpc-craig
Wow, I had no idea Swansea prices were so high. It must be the second home owner effect as I'm sure that local wages are nothing special and the largest employers appear to be Public Sector. Mind you Port Talbot is nearly as bad: http://www.rightmove.co.uk/property-for-sale/property-32868845.html £35,000 for a ground floor flat? I wouldn't even pay half that for the whole house! The Masked Tulip
and you can! 5 miles away, lot smaller no land/extra buildings, 3 bedrooms 575 pcm - http://www.rightmove...y-29517412.html I have been surprised at how asking prices were dropping in Penclawdd/Crofty and a bit further along. OK, it is about 10 miles from Swansea so if you fancy a curry or doing anything of interest it is either an alcohol-free car journey or a very expensive taxi ride away. However, a few months ago I was in the city centre and the Welsh environmental agency had a stand giving information to people on flooding. I got talking to the staff and mentioned in passing how the prices were dropping in the Penclawdd to Crofty area. Turns out that the Loughor estuary, which already comes up really close to the North Gower road in places, is forecast to rise with global warming and hence they are trying to raise money to built a big barrier between the Loughor estuary and Penclawdd/Crofty. They said 2 barriers would be needed. Can't see how they will justify the money in this climate for such small populations. There are lots of very expensive asking price houses in the Penclawdd/Crofty/Llanmorlais/Llanrhidian areas which are the wrong side of the North Gower road with the river Loughor. http://maps.google.com/maps?q=llanrhidian&oe=utf-8&rls=org.mozilla:en-GB:official&client=firefox-a&um=1&ie=UTF-8&sa=N&hl=en&tab=wl
Pent Up
I don't normally look at such expensive houses, (it seems I'm a pauper compared to many of you!) but noticed on in Essex, nice country cottage dropped from £499k to £399k. 20% another two of those and it's in my price range

These are nonsense asking prices. Was talking to a fairly rich chap this morning who paid 500K for a house on the Gower with a 790K asking price last year. athom
I don't normally look at such expensive houses, (it seems I'm a pauper compared to many of you!) but noticed on in Essex, nice country cottage dropped from £499k to £399k. 20% another two of those and it's in my price range This is a nice one like that http://www.rightmove.co.uk/property-for-sale/property-17032425.html 02 April 2011 * Price changed: from '£350,000' to '£299,000' 12 November 2010 * Price changed: from '£395,000' to '£350,000' 13 October 2010 * Initial entry found. Still 1/3 million for a 2 bed labourers cottage, sorry i mean "Believed to be approximately 150 years old, this attractive end terraced cottage was originally built for key worker housing". I'd love to know if they changed EA or what happened in their minds to drop 25%. in 6 months. I wonder if many of the houses are marketed much higher than they expect to get, try it on for a while to see if anyone's watching the area, drop it 50K and anyone watching would be tempted to jump on it. Or not in this case Edited April 6, 2011 by athom
athom
Oddly enough, yes. Friends were in Bath this week and commented that Bath asking prices are cheaper or you get a lot more for the average price. you're joking aren't you? Every time this agent puts a house on i feel the need to phone them up and just laugh down the phone at them. http://www.rightmove.co.uk/property-for-sale/find/Crisp-Cowley-Bath-Ltd/Bath.html?locationIdentifier=BRANCH^9271&includeSSTC=true&_includeSSTC=on

Please forward finders fee Heating that place frightens me just thinking about it. Bleak winter nights in the middle of nowhere 15 miles from the nearest curry house. Roads choc a bloc in the Summer with loads of campers and others in the nearby car-parks peering in. The price is, IMPO, ludicrous.
The Masked Tulip
Here's another 100K drop. Looks like one EA chain in particular is trying to get Gower sellers on its books to drop asking prices. Still ludicrously expensive IMPO. http://www.rightmove.co.uk/property-for-sale/property-28355536.html 07 April 2011 00:18:13 Price changed: Offers in Region of £839,950 £739,950 30 October 2010 09:11:03 Price found: £839,
The Masked Tulip
This has just come on with a Swansea EA for 315K asking price. dissident junk
I reckon it's this that makes them think the value is so high: paddocks, grazing and pasture land amounting to approximately 17.5 acres, in addition to private gardens and a selection of out buildings that include hay barns, four stables, two work shops, an office, three garages, a purpose built one bedroom cottage an outside swimming pool and ample parking for at least 10 vehicles I think the idea might be that you buy the property, pull it down and build something else in its wake, and you can live in the cottage in the mean-time. athom
Which one is that? Can't remember i'm afraid just browsing around. Could be many of them but a good sign of the times that despite so many failed sales and a claimed keenness the price had not been moved at all.
