Rightmove Has Published The Jan 2011 Supply Data

RightMove has published the Jan 2011 supply data - bottom colour in the chart. And if you put your mouse on top of this bottom colour it will tell you the exact number of new properties for sale there.

In the case below, London NW1, the year on year change was:

Jan 2010: 78 new properties for sale

Jan 2011: 115 new properties for sale

Increase: 47% :)

Jan 2010: 365 total properties for sale

Jan 2011: 517 total properties for sale

Increase:42% :)

A supply flood there!

Manchester, M20 area (near Christie Hospital - withington/didsbury border. More withington/burnage if you ask me ;) )

Jan 2010: 88 new properties for sale

Jan 2011: 98 new properties for sale

Supply increased by 11%

Jan 2010: 484 total properties for sale

Jan 2011: 627 total properties for sale

Increase: 29%

I can confirm for West and Central London that I keep an eye on.

I can also add that in the last 7 days the trickle has turned into a flood, that's probably where all the January increase comes from. If the trend continues it will become hard for VIs to maintain the shortage myth.

I think lots of people are positioning themselves for the spring season including price reductions. What a disappointment it's going to be for them...

June should be getting interesting but I'm really looking forward to next Winter: it should be popcorn time by then.

84% increase in total properties over a year...propa-BO! :D

SK4 - Stockport area including Heaton Moor, Heaton Mersey, Heaton Norris, Heaton Chapel (quite residential areas, some areas have shot up in price last few years)

Jan 2010: 40 new properties for sale

Jan 2011: 52 new properties for sale

Supply increased by 30%

Jan 2010: 352 total properties for sale

Jan 2011: 373 total properties for sale

Increase: 6%

... starting to look good :D:D:D

January 2010 new: 21

January 2011 new: 28

33% increase

80/104 (+30% new)

270/384 (+32% total)

WIth mortgage availablilty flat, this might mean the start of something..? been too long to get too hopeful

2 trying to cook in a tiny, hot (and no extractor fan) kitchen: my beef was getting cold coz she wanted to cook a "courgette rice"! :angry:

We do need a decent house (sorry for coming back to housing...)

LOL sounds like you have a veggie on your hands.

Daughter-in-law is a veggie I've just been throwing our 20 month old grandson bits of chicken onto his high chair, telling her he is definitely a meat eater as he never missed a piece and kept saying "more". I'm not sure she approved - do I care? :lol:

And from my data so far for Feb the trend definitly continues even accelerates. At this rate by this time next month it will break for last years late summer highs :D

The last hope of the VIs has been shattered. I don't think we will hear "shortage in supply will limit price declines" anymore. :)
