And what exactly is a 'Link Detached'? Looks like an end terrace to me :lol: Just because it's offset a few feet.

Another one that gets me is 'Cottage Flat'. What the...?

I think that some credit is due to this Estate Agency (if any EA deserves any credit). In my experience, they are persuading vendors to at least offer for a relatively low price compared to some others. However, I agree that the valuations they give are rubbish - I once phoned the guy up who made one of their valuations and he couldnt even remember making it.

I think that some credit is due to this Estate Agency (if any EA deserves any credit). In my experience, they are persuading vendors to at least offer for a relatively low price compared to some others. However, I agree that the valuations they give are rubbish - I once phoned the guy up who made one of their valuations and he couldnt even remember making it.

I don't think they are an EA though. That is usually a company that they set up to front as an EA. I believe they usually get an independant EA to work on their behalf with the offer of gaining properties to let and manage once they sell to an investor.

It will be a company that package deals for investors where you only need to put about £5k down. The property will be renovated and let by the time the sale completes. Usually cash buyer investors only get these.

I've just looked at the properties they have for sale around my area and every one of them are priced with 'Offers In Excess Of'.

Yet the pricing is about market value. :o

I bought my house off them .. They price properties for quick sale .. as they arent a local agent, they depend on a RICS valuation at the time the sale is instructed. I guess its then up to the vendor what sort of a discount they want to offer to secure a quick sale.

They have no interest in talking up the market or trying for a slightly higher comission as they charge the seller a premium for this service circa 2 - 3% I believe .. Or in short - the ideal EA you want to deal with as a buyer.

They will also prefer to close the sale quick than hold out for higher offers / gazumping etc ...

Worked for me and got me a house I reckon would have been at least 25% off its 2007 value..

As the survey is done on instruction, it is unlikely to be an old one - or at least not older than the listing itself..

Maybe an on-line EA, but not an actual EA.

I can guarantee that they will not do much work especially when it comes to dealing with solicitors etc.

They are perfect for buyers and any seller looking to sell fast. Their fees reflect this though.

I just looked on MSM forum about this company and it appears that they used to have a testimonial on the home page from somebody that lived on a street that did not actually exist :o I also checked reference line for reviews and found that they had most of their reviews in one day. I wonder how long it took somebody to register under a new e-mail address etc. :o:D

There are 100's of on-line agents now, but most of them earn money by dealing with EPC's and selling you for sale signs etc. and very rarely sell a property.

Totally agree . These guys seem to savage the previous prices on houses that have been stuck for ever. One bungalow down the Gower was on for 500K. They immediately reduced the price by over 100k . Second detached in Pt Eynon(Gower)stuck at 350k for ages. They arrive , clip 50k off the price and it's gone SSTC sharpish.

Going from memory here so whilst the prices may not be precise the magnitude of the drops is close enough.They seem to be shaking things up and deserve, I think, a pat on the back.
