Malone Square Penthouses

3 bed 1859 sq ft penthouse - £475k , RV - £350k

have noticed a couple of penthouses come up for sale in the McGinnis Malone Square development in South Belfast . These were both looking £1million in the madness. Even with half price off they are still well above Rateable Value .

How exactly do you even put a value on this type of property given a) its belfast , not manhatten B) wouldnt people with 500k be looking for a house c) strict lending on flats d) service charges .............

interesting as well that 2 penthouses have come on recently........ developer looking to bring in cash ???

When you consider that a four bed semi in Malone/Stranmillis can be had for under £450k the price of these is mental. And it's not as though they look particularly spacious or have decent views.

Various members of the McGinnis family and related parties bought loads of units in here, presumably for BTL. Pat McCormack, who flipped the site to McGinnis, also has one.
