I'm Pleasantly Suprised...

I've moved to Southampton and started looking around at whats on offer (more with a view to buying late 07). A very nice 3 storey townhouse caught my eye at £214,950. I rang the estate agent to get the address and nethouseprices shows it was bought in March 03 for £209,950. Unless this guy gets very lucky with an offer around asking (not likely since there are loads of similar around) he's going to take a hit even though he purchased well over 2 years ago.

Tempted to whack in an offer at £193. 90% of asking isn't unreasonable I feel (even if it does leave him £17k out of pocket).

Hmmm...the bloke might be a numpty. The one next door went for 30k less...2 weeks prior!!

£178,250 to £209,950 in 2 weeks.

£190 suddenly looks generous.
