I did all the usual, viewed the house, agreed what work would be needed before I would be prepared to move the family in. It's a substantial house with a substantial rent (£15.5K pa). Paid £120 for the credit/reference check.

The LA contacted me last week to say some of the external work wouldn't be completed when I came to check the house, because of delays with scaffolding. I agreed that this would be ok.

Took a day off today to meet the "checking clerk" and sign off the inventory. None of the internal works done, heating not working, safety concerns (gaps around sockets that little fingers could get into), etc.

I was supposed to call into the office to pay deposit, & 3 months rent upfront (untrustworthy foreigner). Now the thieving etting manger won't return my calls.

I want my £120 plus lost earnings back! Do I have any recourse?

The LA will have to refund the reference fee if they do not have a property for you.

We recently had to return an application fee due to a landlord not telling us that another LA had already signed a tenant up for the property.

The LA will probably try to find another property for you to avoid refunding the application fee, but if they do not have a suitable property, then they have no option, but to refund otherwise they could face action.
