Anyone Building/build A House?

We (wife and I) are thinking of building a house (replacement). We want a 2 story 4 bed house and would like to be able to use the attic for kids play room or games room. Before we get plans we would like a rough idea of how much it is going to cost. No point of getting plans for something we cant afford. Has anyone any rough idea of cost for a basic house per sqr ft or mtr? Or can anyone recomend a good builder who could quote a price? Antrim area....thanks for any advice.

1-1.5k m2 x2 storie is what a bulider mate of mine charges for extention work and thats to second fix ,built in rendered block work ,it`s a bit like how long is a bit of string as it depends masivlley on the mateirials to be used an the local laubour cost`s , you really need the plans before you can price labour/matierls

Bit like how much does a car cost. It depends on how you are going to finish it. For ease of counting allow £80 to £100 per sq foot, if you want it all finished now. This should allow for decent kitchen, bathroom, garden and finishes. You can go mad on these things and add 50% to the build cost. A 2 story, 4 bed house will need around 2,000 sq feet if you add another reception and sun room. Generally the larger you go the lower the price per sq feet goes.
