Do houses tend to go near their guide prices at auctions? Seems a lot of house for he money in a reasonable area.

Could be all sorts wrong with it structurally.

Guide prices are normally set low to entice more interest at the auction. At the auctions are watched this year quite often the bids would be beat the guide price but not meet the reserve which was higher than the guide.

Looks to have been a care home someone now wants rid of. Streetview show it has a few extra recycling bins outside which makes sense with more residents than a standard family home.

No internal photos so it's probably a right state inside and if it used to be a care home then the layout will need to be completley re structured.

Could be a money pit.

Described as four bedroom so with so few residents internal structure could have been kept as it was when built. Seems a very low guide price though although that could be to entice people in (like me).

Guide price.

If it has potential in a desirable area then cash rich people will be falling over themselves to bid at the auction. It might even sell prior to auction.
