Q3. Who do you think will profit most from your property portfolio?

(a ) You

(b ) Your great great grand children

(c ) Your tenants

(d ) Gordon Brown

Q4. Do you see yourself as:

(a ) A reasonably good businessman

(b ) A clueless moron

(c ) Good at grunting and climbing trees

(d ) An example of why care in the community does not always work

Q5. Will you plan to sell your properties

(a ) When the market hits rock bottom

(b ) After the market has fallen by 50%

Points scoring.

(a ) = 0 points

(b ) = 1 point

(c ) = 5 points

(d ) = 10 points

If you scored more than 45 points you have a reasonable grasp of reality.

If you scored between 35 and 45 points you may have a problem with substance abuse.

If you scored less than 25 points, you are probably allowed to wear your pyjamas all day.

I suspect you've missed a few questions that'll really sort the men out from the bouys.

how about a hypothetical question:

i.e:

a) the housing market has been falling for 6 months at a rate of 1% per month.you have 10 properties that 6 months ago were valued at a total of £1.57m.

you have a gearing of 80%,and a rental income of £6000 pcm total.

WHAT MONTHLY PROFIT OR LOSS ARE YOU MAKING?

b)two of your tenancies are shortly about to be terminated,and the average void period for your area is 6 weeks.

in addition to the above,the housing market has deteriorated further and is now falling at a rate of 1.5% per month.

Calculate your annual YIELD,PROFIT OR LOSS.

.......I'm guessing these questions are a bit more A-level than your average punter is used to.

I am not a BTL (only OO), but I tried to answer the questions in line with my current and planned situation.... and I do wear my pajamas all day when I get away with it :lol:

However, I have never MEWed, own my home outright, and want a crash. Does that make me crazy, or just pissed? :huh:
