Little Technical Question

Not that I want or can buy a property immediatly I am hoping to be able to do so in 1 year time.

I am looking at some properties and comparing them at the moment just to be more acquainted with what is avialable on the market.

I am French and even if for me the price in relation to the number of bedrooms/rooms/area is very important, the price per sq foot/sqm is also something to take into consideration (usual way to value a property in France).

Anyway I have two questions:

1. Do you calculation the price per sq foot only with the habitable space or do you also include the garden (as land is soooooo expensive in England)

2. Where can I find accurate data regarding average and historic prices per sq foot in different area?

Price per Square foot is something which we simply don't do in this country. House prices here are simply finger in the air, there is no rational way that a house is valued it's just what has gone on in the past and what somebody fancies in the future.
