Whitefield\radcliffe Flipper

£174,950

Whitefield - Radcliffe New Road, Whitefield - 3 Bed Semi- Detached House

3 bedroom semi-detached house

Last available sold price: £122,000 25 Jun 2010

Land registry below, numbers speak fro themselves. Appears to have an ikea kitchen put in and some modern fitted wardrobes. It looks like that depending on the quality of the work, the price should be at the £130K mark.

£130,000, 20 Radcliffe New Road, Whitefield, Manchester, Greater Manchester M45 7GY Semi-Detached 19 Aug 2010

£122,000, 42 Radcliffe New Road, Whitefield, Manchester, Greater Manchester M45 7GY Semi-Detached 25 Jun 2010

£142,000, 38 Radcliffe New Road, Whitefield, Manchester, Greater Manchester M45 7GY Semi-Detached 18 Jun 2007

£153,000, 22 Radcliffe New Road, Whitefield, Manchester, Greater Manchester M45 7GY Semi-Detached 12 May 2006

If I was in the market today, I'd be taking that estate agent to task.

The above is still on the market, when I posted the above it had been the subject of it's only drop so far, which why it showed up in my searches

From the bee

  • 04 November 2010 - Price changed: from '£185,000' to '£174,950
  • 21 October 2010 - Initial entry found.

So doing my review of things as normal, up pops this gaff, just along the road, which I mistakenly at first thought was the same place, and the mugs had put the price UP! But oh no, this one is a competetor for the above flip-tastic property. Currently on at £199K

The bee on that one AMAZINGLY shows it was actually on at 215K to start with

20 May 2011 Price changed: Offers in Region of £214,950 £199,950

09 April 2011 Initial entry found

It is sheer delusion, astonishing delusion - a spring bounce alright, in the delusion index only.

Updated sold prices below

1 24/01/2011 £425,000 Det. F No108, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7WQ

2 19/11/2010 £250,000 Semi F No159, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7RG

3 22/10/2010 £249,999 Det. F No157, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7RG

4 15/09/2010 £110,000 Semi F No127, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7RP

5 19/08/2010 £130,000 Semi L No20, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7GY

6 23/07/2010 £250,000 Semi L No155, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7RG

7 25/06/2010 £122,000 Semi L No42, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7GY

8 15/03/2010 £245,000 Det. F No105, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7WG

9 21/12/2009 £215,000 Semi L No158, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7TU

10 05/05/2009 £82,500 Ter. L No1, Radcliffe New Road, Whitefield, Manchester, Greater Manchester, M45 7QX

The only thing I can think is that it is priced in line with 158 & 157 - but streetview shows they are completely different styles of build, much larger style of semi-detatched.

No idea what no 20 is like @110K sold

Nice posts, thanks for the update.

The last house - well it has the WOW FACTOR, it has all mod-cons, etc etc ... oh and there are some TWIGS in picture 2 - that would explain the vast difference in price I suspect?

Delusional morons, hope they take a massive massive hair cut.

In that part of town today, so decided to reccy these, turns out that this style of semi runs from number 20 - 64 in three adjacent blocks. The clownshoe newly listed one is down in the first set, beside that one at number 20 that sold for 130K last year, number 42 is the other, but I knew that already. So the numbers just dont stack up. The upshot of this is these properties stay on my list as markers for the market, but i'll never see them as candidates, whilst the house 1.5 mile away in Prestwich, which is only a standard-optimisticly priced one, rather than delusionally priced - is the one that I will look at if it stays on the market....

Kyte-flyers not entertained.
