Current Auction Prices Vs Future Property Prices.

I'm wondering what anyone thinks of the current auction market. Do you think that the properties sold in current auctions are still highly overvalued? I have looked at some of the links posted previously and in some areas of Leeds they're going close to guide price, and others they're rocketing past. Do you think current auction guide prices are close to actual values yet?

Yes i have been watching quite a few auctions and prices now seem to be a lot nearer to guides as they ever have been. Valuers are having to price more realistic.

But vendors are living in 2007 land.

I've seen many auctions lately where reserves are way about guide prices. With less 50% of lots selling.

Maybe i should start looking again. The last few lots i saw at auction that were remotely interesting seemed to go for at least as much as similar properties in estate agents.

Ideally id prefer to go the auction route, less estate agents, less time wasted playing their games, less time reading the 'sought after area' 'capacious lounge' 'outstanding views' psychobabble that they apply to every miserable hovel.
