£185,000 is required to get started and then £8000 per month buys this magnificent 5 bed property.

Total purchase price is £2,460,000.

*No bank loan/mortgage needed, no lengthy forms to fill out

*As easy as renting BUT YOU OWN YOUR OWN HOME!

*Move in within 2-3 weeks and stop wasting money on rent

Any takers around here?

Probably very weird listing due to the fact that HS2 is due to be tunnelled underneath (unless the locals succeed in complaining enough to the government)

And despite there best efforts to tape out the door number, it's number 34 Priory Terrace if anyone is interested!!

Doesn't seem to be a previous sold price so could be a pwoperdee company.

Pound to a penny, the place isn't mortgageable for some dodgy reason, hence this ridiculous finance arrangement.

They have a blog

http://grphelps.blogspot.com/2010/09/how-to-buy-property-without-mortgage.html

How to buy a property without a mortgage

Buying a property using delayed completion

A property service from GR Phelps Property Marketing

This is an innovative, safe and secure method of buying a property without the normal process of acquiring a mortgage in the usual way.

The easiest way to think of it is that you put down a deposit (as you would with a mortgage) and make monthly payments instead of mortgage payments.

Some of your ‘rent’ money goes towards paying for the property, and there is no bank involved for up to eight years, unless you transfer across to one if you wish to, which you can do at any time.

It works just like a renting, but the purchaser uses a standard legal document that goes between the buyers and sellers solicitors.

Is it "rental purchase"?

I've seen a few of these things listed.

Bascially, the sellers have by-passed the banks and you are paying that £8,000 per month as the mortgage.

Probably because no bank will lend someone the 2 odd million that it costs.

I struggle to understand how anyone could afford to pay that per month.

The only people who can live in houses like that are ones who bought many years ago. For the average person - even the top 10% of earners - this is just a rung too far on the properdee ladder.

I used to live around the corner from here. They fail to mention the looming high rise tower blocks (which seem to be inhabited entirely by Somali refugee families) that overlook the back garden of this place. It's most definitely more Kilburn High Road than St Johns Wood.

Yeah, sure, I'm making £400k a year and I'm going to pay 50% of my take-home pay to live in Kilburn. Wonder why the banks would be hesitant to give me a mortgage for that?

Sounds like an easy way to scam someone out of some cash.

Therefore expect this to feature on location location location with krusty and phil doing a high five with the prospective owners after they've negotiated an offer at asking price

absolute desperation

Why would anyone with the earning capacity to achieve 8K per month need to enter into such a deal?

(except for a drugs dealer!)

From what I understand, to put a charge on the property, the person who is charging needs to be FSA authorized - I suppose the vendor can sell it to an FSA authorized firm and the firm sell it to the buyer at instalment. Without the land charge, this will be an interesting deal...(though unsecure debt is still enforcible to a good extend).

My thoughts exactly.

You wouldn't want to enter into a deal with anyone who has that kind of cash. No way.

It sounds as if they might be targetting this house at those people with a certain occupation. One that brings in substantial cash, with reasonable reliability - afterall, there is a large customer base in nearby kilburn - but, for operational reasons, the cash cannot be declared as taxable income and therefore, there may not be official proof of income or bank statements.

By peculiar coincidence, the monthly 'rent' of £8k falls just below the mandatory reporting requirements.

This leaves a single transaction of £185k which is potentially within reach, and explicable as savings.
