Estate Agent -ftb Evening

Local EA Had a FTB EVENING today. I could not go in as i knew I would lose it so I got an equally bearish friend to go in for me (who is also a bear).

She told them her and her boyfriends salary (she is on £15,000 he is on £20,000)

would have bought them a half decent small house a few years ago.

EA : Well we can't get too much for this money but we do have this lovely 1 bedroom flat.....

Showed her a picture of a crummy EX-council flat. (about £115 which has been in their window for nearly a year and has dropped about 10 grand I think).

FRIEND: OH that is awful I could never live in that. I am not just being snobby but

i have a young baby and would like a garden and an extra room.

EA : SORRY, you won't get anything like that for the money you have you must buy what you can afford.

FRIEND : But where would i put my little boy?

EA : Can't you have him in the room with you?

FRIEND: LOOK i won't even consider it ! Its' not practical.

After going thru a few more cr**py 1 bed flats that looked like crack dens my friend said.

FRIEND: I think I will leave it - Everyone I know say houseprices are falling

I thnink we will be better off renting until they drop further.

EA : They will NOT drop - they have not dropped!

If you don't buy now you will be left off the property ladder for ever,

do you really want that ?

FRIEND: Well, all i know is my sister bought 3 years ago she got a little house with

2 bedrooms and a garden for the same money you want for these

crummy places you are showing me.

EA: Sorry, that is just what you have to accept, your sister bought at the

right time.

FRIEND: YES, but if all FTB'S Won't / can't buy these crumby places prices will

go down further and then we can buy!

EA: How do you work that one out ?

FRIEND: God ! did you not do economics at school ?

EA: NO !

He then went onto say that the market steaming ahead and they could hardly keep

up with it.

AMAZING !!!!

I was so angry when she came back I rang him up and gave him a piece of my mind.

I said how could he tell her such a pack of lies !

and did he want it on his conscience when she was in negative equity this time next year, !!!

All he said was "if she wasn't interested in buying somethning why did she come in in the first place?" Of course he had got me there !!!

Funny - the market is steaming ahead yet she said while she was in there (for over an hour) there were no other clients !!!

Strewth! That's financial advice! Are these people regulated by the FSA?

Thanks for the report, it demonstrates the barefaced cheek of EAs. The world would be a better place if they just came out and said 'we're struggling now and could do with shifting a few houses' instead of deriding a couples income and telling them they can only afford to live in an unsuitable property.

I was hoping you would appear in the Ilford Recorder with an ' Estate Agents Trashed' headline.

Sometimes I listen to what people say just before they go on live TV.

TV crew member to EA . "What website do you use to analyse the ups and downs of house prices?"

EA. Looking genuinly curious : "Umm, no we don't do that" :o

He was a nice lad actually.

This almost happened to me yesterday - an admission of a struggling market that is. I went to the ea yesterday to pick up a copy of some paperwork for the house we'd sold with them two years ago. She asked me how i was doing - and i told her we were still renting to see what happenned just to gauge how desperate she was. in reply she said "i know it was mad two years ago when you sold yours" - now i take that as - it was really good then but the market's rubbish now - an ea admission in my books.

Anyway they must be desperate - why the ftb evening? Was it busy (bears in disguise), or could you see the tumbleweed.

EA: Prices never drop. They are steaming ahead.

You: Do you believe that... really believe it?

EA: Sure.

You: Okay. Have you ever heard of spreadbetting?

EA: No.

You: Through spreadbetting, you can make a bet on the direction of the market.

EA: Really? I would never do that.

You: You wouldnt do that, and you expect me to put £200,000 into a property.

If that's not a bet on the direction of the market what is?

I must admit I am not a fan of 'soiree's' but even I would consider attending such an event.

Not just for the free drink but also to secretly study the well groomed faces of the EAs for those fleeting little expressions of desperation when their guard drops...

Aren't I cruel?

I'll be getting really enthusiastic about the idea of buying some 150k crack den for me and the kids to live in.

Just as the EA starts thinking he's got me hooked....

You step in and help me see the light.

I'm imagining the look on the EAs face right now!

My heart sinks. That is evil, manipulative, emotional bullying. This is WHY I hate most EA's.

Most of the EA's I have dealt with tend to be pretty young (20ish).

I think when they try and spin such cr@p on me I will ask them if they have bought and interrogate them about their ownership.
