Having unsuccessfully marketed these five properties for the last 4 months, they all seem to have magically got an offer 1-2K under asking on the same day (today!)

Yeah right!

Could be a single BTL investor, or could be the council buying up houses (does that still happen?)

Anyway, will have to wait some time before that's known, but it does look suspicious.

Update.

All five houses still for sale and as of today, they no longer have offers.

They must really be bad, I've seen similar properties go for more in auctions.

Says "Cash buyers only". Banks won't even go near these.

They're in need of a refurb so presumably they have no kitchen/bathroom.

Margate has lots of properties like this and it's classic BTL fodder.

Most "investors" will buy for cash, refurb and then remortgage to relase the cash for the next purchase - repeart forever.

120-165k? I keep seeing this ridiculous pricing strategy and it annoys me. Is it a compromise between an EA trying to get the seller to lower their price and a greedy or heavily mortgaged seller; or is there some evidence that buyers (dumb ass ones surely) make higher offers when faced with it? Does anyone know?
