Naughty Mr Ahuja

Recommended Posts

If you're dreaming of making millions, then property investment is one of the most popular ways of doing it.

But Five News has discovered one company that's exploiting people's dreams, and leaving many out of pocket.

Our investigation team has uncovered how the Ahuja Group lures investors into dodgy deals with false information about the property market.

It then refuses to refund their money.

UPDATE:

The Ahuja Group has been sued in court by one of their former clients.

In a three-and-a half-hour hearing, the judge informed Ajay Ahuja that his terms and conditions were “misleading,” and therefore “unenforceable,” under the Unfair Contract-Terms Act.

The judge said it was unreasonable for Ahuja to have the final say whether replacement properties offered to clients were similar to the original property, when deals fell through.

Ahuja was also informed he hadn’t made the terms and conditions clear when clients paid the joining fee.

This was the first time a judgement had been made against Mr Ahuja’s terms and conditions in court.

He was ordered to refund his former client £2650 plus £350 costs.

What a naughty little Oompa Loompa he is!

I really can't make any sense out of his figures, look, he's even got one on at a 100% BMV discount: http://spreadsheets.google.com/pub?key=0Ao-r_7dsHstudG5FbEltalpNU3AtRlZYYnNyZC16bGc&hl=en&single=true&gid=0&output=html&gridlines=false

His financial projections in blue at the bottom appear to include every last bit of cash inflow, initial equity, rent received, final sale price and also guaranteed HPI over the period held. They fail to mention any form of costs involved in owning the property and then also class the initial equity as 'profit' in the final figure.
