Landlord Selling Property Company

Question - I rent a house, been here 18 months very happy... Landlord lives abroad and now wants to sell the house, anonymous Leasing company are interested and offer pending, I have been asked if I would want to make an offer.. Question, how is the price of a property affected when it is currently leased compared to a property that is vacant possession?

Assuming you're on an AST, hardly any effect at all. At most your current LL will have to give you the standard 2 months notice to leave and since going through the process of buying a house usually takes around 6-8 weeks the two periods overlap quite nicely.

You could kick up a fuss and draw out leaving which might take a bit of value off but I doubt it will be much.

The main thing in your favour is that you can guarantee to buy the house with no possible problems about when you leave, etc. So if your LL is sensible, he might consider an offer of a few grand less from you because there will be less hassle selling to you.
