Urgent Advice.. Unoccupied House..cant Get Insurance ?

completed the house purchase friday and have been on comparison site moneysupermarket. for a building insurance quote whilst doing works to the house b4 moving in ? ie full rewire new kitchen alarm and some decorating etc which will take 4 weeks approx,got a good quote of £101 from sheilas wheels but b4 taking it out rang em up to let them know i wont be living in it whilst the work is being carried out etc so the woman said take out the insurance online and then ring back with policy number and that they will place restrictive endorsements on the policy whilst unoccupied,so completed the policy online and phoned them back up which was a different operator whom said i will speak to the underwriters a minute...upon his return he said we cant insure you an unoccupied house and that we have cancelled the policy with a full refund ! pillock...so my question is ? how do i get buildings insurance and prob who with in this situation b4 the scumbags break in and rip out my boiler radiators etc trash the place or worse ! cheers again guys

I doubt very much that you will get this insurance from an internet (or phone) provider. They sell dummed down policies to the masses and aren't the slightst bit interested in selling to non standard customers.

It's too late now, but you should have insured the property from the date of exchange, it is your risk from that date.

should have insured from the date of exchange ? i tried to insure it 1 day after exchange ? whats the difference + it doesnt change the facts that the house is unnocupied tbh fck i will tell em im living there whilst doing it up!

I know it doesn't make any difference, I was just adding it as an aside.

It's a common mistake for people to make and just ocasionally people lose their shirt because they make it

It's too late now, but you should have insured the property from the date of exchange, it is your risk from that date.

I agree that it's definitely worth pointing this out, as many others will read this post. I would've thought that the mortgage company (if this is mortgaged) would've at least insisted on Buildings Insurance being in place at the point of exchange.

.anyone know anywhere i can get buildings insurance whilst i am not living in the house for 6 wks or so ? whats the difference if you lets say go away for 6 wks the house is still unoccupied isnt it ?? wtf its doing my head in :( i need insuring against fire theft breakins vandalism etc etc urgent advice guys please...or should i just take out buildings insurance anyway online etc but dont tell em im not living there whilst doing it up for a short while..put a single bed and draws in a bedroom etc to go some way to make it look like im liviing there even if not fully moved all my gear in...
