Its a lesson that Kylie Minogue is learning the hard way after having to slash the asking price of her multi-million-pound London flat. The maisonette, situated on the top two floors of a mansion block, was placed on the market for £4.5million earlier this summer. However, with no takers by the beginning of this month, the price was reduced by £500,000 on Wednesday afternoon. It is now on sale for £3,950,000 a reduction of more than 12 per cent. The flat was refurbished to Miss Minogues exact specifications by renowned interior designers and developers Candy & Candy five years ago. The refit alone was said to have cost £2million. As the sparse furnishings show, Miss Minogue has already moved out. According to neighbours, the star wants to live in a house rather than a flat. The service charge for the apartment block which added up to £9,000 a year may also have been an irritant. Miss Minogue, 42, is believed to have bought the Kensington flat in the early 1990s. She used to share it with her brother Brendan, who moved back to Australia in 2002. It is now underlying most property stories and the more astute journalists are beginning to write that big falls would actually be a good idea. It is a hugely refreshing change from the "Buy a Holiday Home / Investment in Bulgaria" pieces; for which I hope the property journos do get sued for providing misleading investemnt advice. High end flats are very sensitive to investment sentiment so I discounted hard to get shot of it before the prevailing attitude became "they are on the way down". She has quite a problem now as a lot of the wealthy in the area are in trouble, I knew something was up when I learned that the management company had 15% delinquency on the service charges. Added to that you have a mountain of cheap council/association flats that have gone up recently around Earls Court and Parson's Green which have been crammed with North African and Arab migrants who are "transforming" the character of the area. Got to be Certain of the price when selling Kylie. Dont ask me about the right price, Je Ne Sais Pas Pourquoi. I think though, if you have your Hand on Your Heart, the price is a bit too high. A bit of a spring clean would go amiss either, no mileage in saying that you Wouldnt Change a thing. It is Never Too Late to put that right, you will have Tears on Your pillow if you dont. And it isnt wise to sell to a stranger, Better the Devil You Know. I know that if you could Step Back in Time, you would have put it on the market earlier. What do I have to do? I hear you say. Make it look nice and drop the price, I was Shocked to see the asking price. The Word is out you might take a much lower offer, I can tell you that if you were me now, you wouldnt want to pay that price. And that bloke who said give me just a little more time to find the money will never come through. What kind of fool believes that line. When you get to sell it, I am sure that there will be a Celebration, but please confide in me the price it actually went for. Location, location maybe for the flat price but a block of flats to be serviced is a block of flats to be serviced whether in Kensington or Kennington. I'd love to see those management company accounts. That type of rip-off merchant must be rubbling their hands in glee as they see these celebrities coming a mile off.
