If you read the blurb about the house it says"Only 2 remaining" - there were only 4 to start with.

Unrealistic small drops from an unrealistic original high asking price means that 135 weeks later they're still on the market.

Sorry - all I read was "Luxury 3 Storey Townhouses" and I went to grab my cheque book and some tipex for my payslips to get the mortgage I deserve.

Does it come with a "real coffee machine"??? B)

You have highlighted the single most important factor for people trying to sell in an oversupplied and vulnerable market.

If you are worried about the market softening further, you have to jump to the head of the queue of sellers by making your house the cheapest (in its category) on the market.

People in Ireland and the US have learned this lesson. I suspect that people in the UK might learn it relatively soon too. It is a very expensive lesson to learn.

In financial markets, the smallest increments in pricing are often called "ticks". There is a wonderful expression which says "don't be a dick for a tick". In most cases, fiddling around for the last small amount of advantage when trying to sell in a falling market (or buy in a rising market) often works out to be much more expensive if you don't transaction in a moving market than the gain that you were trying to accomplish in the first place.
