These are comments from agents in Wales. They seem to think it is a lack of mortgages and not ludicrous asking prices.

Kelvin Francis FRICS, Kelvin Francis &

Co., Cardiff, South Glamorgan, 029 2076

6538 - There are more new instructions by

vendors to sell, so the choice of properties

for potential buyers has increased.

Buyers are taking their time in choosing,

aware that they hold the 'ace card'.

Mike Lawley FRICS, Cooke & Arkwright,

Cardiff, Cardiff, 02920 346346 - Buyers

are not afraid of making very low offers.

Funding is still difficult to get.

Paul Lucas FRICS, R.K.Lucas & Son,

Haverfordwest, Pembrokeshire, 01437

762538 - Sales enquiries have

significantly improved but turning these

into actual transactions remains difficult.

Many buyers are so disillusioned with

difficulties in obtaining finance to purchase

that they have stopped looking for

properties all together.

Roger Davies MRICS, J J Morris,

Cadigan, Ceredigion, 01239 612 343 - Its

getting more difficult to complete sales

with onerous mortgage requirements etc.,

but there has been a brighter couple of

weeks with more activity and sales

agreed.

Andrew Morgan FRICS, Morgan &

Davies, Lampeter, Ceredigion, 01570

423623 - A generally 'flat' market across

all sectors, successful sales are being

achieved but only for those prepared to

consider the 'real value' position. The

heady days of 2007 seem a long time

ago.

D E Baker FRICS, David Baker &

Company, Penarth, Vale of Glamorgan,

029 2070 2622 - July has been quieter

than normal. Doom and gloom in the

media and lenders putting too much

pressure on their surveyors is resulting in

low valuations. A bit of positive talk and

the market would pick up, houses still sell,

people still want to move.

Dafydd Hardy MRICS, Dafydd Hardy Y

Gwerthwyr Tai, Llangefni, Ynfs Mon,

01248 723322 - Increases in activity, but

no panic to submit offers! There has been

a vast increase in new instructions.

David James FRICS, James Dean,

Brecon, Powys, 01874 624757 - Fewer

sales agreed in July compared to June.

David K. Jones FRICS, Jones &

Redfearn, Rhyl, Denbighshire, 01745

351111 - The market remains sluggish

with over supply of properties and under

supply of money not helping.

David W Pearse FRICS, David W Pearse

& Co., Mold, Flintshire, 01352 700274 -

Fewer buyers who are submitting lower

offers in view of reports of "double dip"

coming from the press.

J C E Nicholas MRICS, J J Morris,

Haverfordwest, Pembrokeshire, 01437

760 440 - Once again the main factor that

is having a negative affect on the housing

market is the inability of potential

purchasers to acquire appropriate finance.

As a result, buyer enquiries from

purchasers that require mortgages has

decreased.

I think EA's have had it easy for far too long. I've been looking for a house for 2 years now. Over that time I have had my requests not followed up by EA's. Don't get me wrong if I was desperate I would have pushed harder - but I'm not desperate. There were a few houses that I was keen on and I still struggled to get viewings and follow ups. Some of these houses are still on the market. One of my local EA's was extremely rude to me - to the point that I avoid houses that he markets.

Over the past month EA's have started to call me. To the extent that my daughter is primed (sometimes) to say I'm sorry but she's busy.

I have noticed increased activity by EA's and falling prices.

I think I'll sit back a while longer and watch the show.

There is one female EA me who is a right bitch. I am not alone in saying that as numerous people have mentioned her to me.

Noticed in the past month that she is bending over backwards trying to sell less than 200K houses - which usually she is far too important to deal with. The Ego is incredible.

Lack of lending...Banks are not playing ball..we must get banks lending again..

all the words of A Darling in 2008.

he had all the cures...he spent Billions to effect them.

They worked..

till now.

History repeats. The choice...Printy Printy to Daddy Bears Crack up Boom? or bust a few bankers?
