Biggest Price Reductions!

Recommended Posts

There seems to be quite a few threads popping up of people posting nice big property bee'd reductions so thought it would be good to get them all in one place. Lets see who can find the biggest.

No new builds as these listings often jump from one property to another on the same development so you can't be sure it's the same property.

I'll start with these four I found today. looks like an 'investor' bailing out due to financial difficulties as they are all in close proximity, no onward chain, same agent and reduced all at once.

I went to secondary school there. I really liked the area, lots of woods, horse riding, nice schools.....alright for bringing up family.

It's not a bad area. Not sure I've seen much horse riding. Good transport links and all that. I still wouldn't pay what they're asking for them. Stupidly overpriced to begin with IMO. But still very good to see 30% + reductions in the heart of Essex. That's a house price crash in one go. I wonder what they sold for previously. Might be worth a drive over to find the house numbers.

Street View gives a lot of help in finding house numbers. First one is no. 31, last one no. 29. CBA to check the others sorry.

I couldn't be arsed to check any to be honest. Using the old iPhone and couldn't be arsed to fire up computing device.

Checked those two on nethouseprices neither on there so I assume none of them will be. All bought prior to 1999 I suppose.

Most falls around Newcastle have been between 0-20%, though informally, I have noticed a few sellers starting to push the 20% barrier,

e.g.

http://propertysnake.co.uk/site/detail/30258137

date event

12 Nov 2009 First day listed (price £115,000)

17 Dec 2009 Status changed from listed to delisted

21 Jan 2010 Price changed from £115,000 to £101,950 Status changed from delisted to listed

24 Jan 2010 Price changed from £101,950 to £104,950

07 Feb 2010 Price changed from £104,950 to £90,000

25 Apr 2010 Price changed from £90,000 to £80,000

21 Jun 2010 Status changed from listed to delisted

24 Jun 2010 Status changed from delisted to listed

08 Jul 2010 Price changed from £80,000 to £85,000

11 Jul 2010 Price changed from £85,000 to £79,950

There are several other flats in the same complex also pushing 20-30% drops.

Still not value for money though.

I personally think the bottom rung of the property market needs to show more falls before this trickles up(down?) to larger, currently more expensive properties, like pulling the rug from under the market.

I can't find the one I wanted to post - IIRC 650 to around 400K... but I found this, the owner of which presumably smokes a fair amount of crack.

850 - 500

Edit:

Remembered wrong, it's 600 to 425. Still not too bad for Herts (but the house is grim IMO).

Nice to now see a steady stream of downward reductions.

Here's a builder being stung. Property is described as an attached house, whatever that means.

Here's a selection from NI

We get this list of drops every week - starts about 40% off and goes up to 30% on.

http://www.irishhousehunter.com/reports/report.php?site=propertynewsni&date=2010-08-02

And they're just single cuts, rather than from the starting point! :)

How about this one, from a browse through Property News:

http://www.propertynews.com/brochure.php?r=1&c=9245&s=103521070&i=110&p=ECHECH14277&fp=1&sort=h2l

£1,650,000 to £850,000 over 2 years. About 49% off - near as damn it to half price.

Or this one:

http://www.propertynews.com/brochure.php?r=1&c=9245&s=103521070&i=140&p=ECSECS14100&fp=1&sort=h2l

£2,000,000 to £795,000 - 60% off in a little over 2 years! :o

How about this one from this week's list

This is not a HPC - this is a bloodbath

Wow....72% reduced from the original asking-price. That's a real HPC in my definition!

yes that one is really amazing. The issue is that a drop in the asking price can not be called a HPC. It would be interesting to know the price paid for this house before or for a similar one in the area.

Agreed, but I would love to see something similar happen to the insane asking-prices around me (=Bristol, UK) which at the moment still appear to be selling at peak 2007 levels. Seeing such massive drops happening in Northern Ireland does indicate that this might very well happen in England as well (at some point).

Interesting thread this - maybe I am just hopeful but it looks as if some sellers in some parts of the UK are beginning to panic... whilst others carry on as before...

Be interesting to know just how many of these big falls are in predominantly public or private sector areas?

I've clocked a 35% drop on a decent house in Wales. Not advertising it though - I may buy it ;)
