Yields On Rentals

Recommended Posts

http://www.londonpropertywatch.co.uk/average_rental_yield.html

not seen this before.

Noticed a few 3 beds have the best % returns but then looked and saw:

Canning Town

3 Bedrooms £295,000 (15) £466 pw (8) 8.2%

Poplar

2 Bedrooms £450,000 (117) £487 pw (154) 5.6%

The best yields all seem to be breaking the £400 a week cap...

for a 2 bed the cap is about 280 so it's well over (and thus never was likely to be HB fodder)

I imagine they're let to people in better paid work, or families on LHA who are paying the difference from their wages (by skimping on other things), or groups of students or young working people sharing a house or flat.
