New Build Discounts

I can't specifically help - but most of the discounts - e.g. no stamp duty - free carpets - appliances etc... are just used to bump up the price - there is no such thing as a free lunch.

It will really help if you have your mortgage sorted - and a big deposit too. :rolleyes:

No chain as well.

And don't be afraid of making too low an offer.

I sometimes hear of people getting 25% off a new build but I suspect this is rare and unrealistic.

It depends on the price of the house - if it is good value or overpriced. Generally speaking I might be looking for 15% in this kind of an environment but I do read stories of builders who are not budging much on price. 5% discount should be available anywhere though, and some new builds I've looked at the saleswoman has told me as soon as I'm in the door that discounts are avaiable.
