Advantages of a Lease Option Agreement:

• No bank or finance approval necessary. The seller (landlord-seller) provides the terms to pay instalment deposit payments towards the buyer’s (tenant-buyer) eventual outright purchase within the period of the option agreement.

• Purchase price will not change. The purchase price is fixed when the option agreement is signed and cannot be changed, regardless of any increase in the value of the property.

Note: Purchase price.

Guess it depends on whether you think they will go up or down over the next 10 years.

Assuming you reckon down, just rent and put the difference aside somewhere, ready for when you want to buy - perhaps for cash!

Excellent, Theyre a really good idea. Rent the house until you have saved up a deposit then pay todays price tomorrow.

You cant lose, assuming your the developer.

That's what I thought. There is NO benefit at all. Just rent as you say and save at the same time whilst waiting for further (inevitable) falls.

This idiot has got lots of properties he wants to get rid of :ph34r: so he's using this crap to entice buyers. What will stop him from getting rid of the tenant?

It would be better to rent any cheaper flat and still save for a deposit.

Prices in Edinburgh are going down hill :lol:

Easy! The downfall is that the purchase price is not relevant at the likely time of purchase. Obviously developers want their interest paid in some agreement which allows them to remove the liability from their balance sheet. If any developer thought there was the merest possibility of prices rising for much longer or atall, do you really think they would want to enter such an agreement. NOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO!!!!!!!

Rents will fall shortly after properties really get going.
