Crazy Pricing

The flat next to me in bristol was bought in Nov'04 for £175k and was put back on the market for £210k straight away, that was about 1 year ago now and still not sold, it now has just changed estate agents and is now on for £218K !! WTF is going on, is the new estate agent mad ...

In a rising market or boom you would have people jumping at it and the price going up 10K-20K quite easy. As property is on the slide there is no urgency, scarcity breeds urgency as the saying goes. There's no scarcity now with a flood of properties on the market. You have to compare the price to two similar sold flats in the last couple of months and thus with sliding prices a correct valuation would be just below those ones or similar. With few buyers people have to lure them in with a carrot dangling realistic price. Theer again they may get some idiot who has done no research, believes the estate agent and puts an offer in. He/She chats to their friends and realise can buy cheaper elsewhere and pull-out.

Realistic Price = Successful Sale
