Good spot, will be interesting to watch what this one goes for. Just outside Southport I noticed this £85K drop in Lydiate http://www.rightmove.co.uk/property-for-sale/property-26436566.html

Falling in formby http://www.rightmove.co.uk/property-for-sale/property-23941249.html down from £485K in Jan to £400 now. Still £100K overpriced in my view.

http://www.christinsley.co.uk/residential_sales/100040291/100040291.html this one has been on the market for a long time just changed agents but not the price, last sold for around £550K in 2007, no real work done since then other than new wallpaper.

nice. Am seeing quite a few reductions appearing, and very little selling.

I was in Southport a couple of weekends ago(Bank holiday weekend) for a look around. Lively place in the town centre, and I like the wide streets. Had a window seat at 'Nostalgia' tearooms so was quite pleasant watching the world go by on a scorching day.

Had a look (from the outside only) on Burlington Road in Birkdale (PR8 4RX). There are four house which all appeared in 2009:

No problem. Lazybones is the real 'man on the ground' tbh, he knows a lot more than I about the area.

Is this a distressed seller in Freshfield? Listed at £499k in March, the price was reduced by £30k in May and has been reduced by a further £40k today. I cannot find a last sold price for the house (17 Green Lane L37 7DJ)

Local EA's and newsagents are pushing this story hard, I can't help but feel that the 5% rises apply to some of the more lower priced areas of Sefton, some of the EA comments are brilliant:

Based on the above comments from the EA's my advice to them would be to check the land registry figures for the houses they have up for sale and ask the sellers to adjust their asking prices accordingly. Example the most expensive roads in Southport are Selworthy, Westbourne, Waterloo etc, the most expensive house sold on Selworthy went for £1.1m but there are a number up at closer to £2m now, Westbourne most expensive house sold in 2008 £800K now several at close to or over £1m. This would make the rest of the area follow and people would stop asking £300K+ for 3bed semis on ok roads.

I had to check the calendar to make sure it was not April 1st. They must be thinking they will have to discount heavily so why not start at the very top plus 50%. Will watch this one, not worth anywhere near £500K in my book.

To back up my £500K valuation, a larger, better finished and generally nicer/better house on the corner of Hesketh Road and Argye Road went for £475 in Feb this year after being up a close to £600K with Bailey Estates, I am sure I posted a link to it at the time

£420k asking for this distinctive 4-bedder, and I was initially confused when I saw the new listing, but it's because the neighbouring property, which looks very similar is also up for sale at £350k:

The newly-listed house is 8 Curzon Road, and they both sit opposite a taxi rank for the hospital (via Streetview).

It was last sold six years ago:

The lower priced house in number 6, last sold at peak of boom for £275k (via Zoopla.co.uk sold prices)

The premium for no. 8 seems anomalous, but it appears to have an extension, and maybe no 6 was in a state of disrepair when sold in 2007.
