Does one have offstreet parking, and the other none. Or a garage the other has only onstreet parking.

One could have a new roof, DPC, Rewire, and new ceilings

These things are often overlooked when people buy a property, and they cost a lot of money later.

Opposite sides of the road, one with south facing garden overlooking fields, the other overlooking the Gas Station.

I suspect you are right I too would price my house under another similar property in the street if I was keen to sell in this market.

Yup, nice view of the wasteland where the chav's dump burning cars at 3 am. I would expect a seriously nice house in Telford for that sort of money, even by today's standards it's over priced.
