Well I entered a couple of postcodes for some areas I know and I would say the numbers produced by this fantastic tool are utter ******.  :angry:

Yep - they are predicting a year on year rise of 10% for flats for the Midlands town I live in :rolleyes:

It's just the property market equivalent of quackery.

Quackery is the practice of producing fraudulent "medicine", usually in order to make money or for ego gratification and power. Those who practice quackery are called "quacks" and are in the business of selling false hope to ill-informed people.

This is a great tool!.....

....Just not for looking at future house prices.

I can type in the postcode of the flat I sold and it then comes back to tell me that I sold at the right time.

This has made my week :D:D:D

Thats a fantastic tool - told me that everything in my area is forcast to go up 30K next year - brilliant just off to the bank to get a few mortgages....

It also told me I would date Kate Moss and have a top 10 hit in the charts and win a Aston Martin

made the last bit up really but it seems as likely as their prediction

For my town is shows prices rising to a 2004 peak, then either falling or stagnating from there, right up to the point where the line crosses from Past into Future... where it then predicts 9% rises over the next 12 months. <_<
