Best First Time Buyer Mortgage At 90% Ltv

What good deals have you seen? The best I've seen are

Natwest first time buyer exclusive 5 yrs fixed 5.99% No Fee

Natwest first time buyer tracker 2 years 4.19% above base rate No fee

HSBC homebuyer special 2 year discount 3.89% £1199 fee

I'm not too keen on the tracker just in case base rate does increase too much in the next 2 years.

The HSBC one is good but the fee puts me off and then in two years who knows what rates will be.

I'm swaying towards the natwest 5 year fixed at the mo.

Just wondering if anyone had found any better deals out there

Nationwide's discounted variable products allow you to switch on to fixed products at the prevailing rate without incurring the early redemption charge. Not sure what their max LTV is though.

If you can, steer clear of "overhangs". This is where a discount ends, in say 2 years, but you still have early redemption charges for, say, another 12 months. Typically the provider will have seen you coming, offer a very competitive discount, but then transfer you to an awful "standard" rate knowing that you will incur a penalty if you switch.
