Do Estate Agents Really Exaggerate ?

Do any of you remember an article on the BBC regarding an EA in Kentish Town back on 10.08.09 entitled :

"Is the worst over for home sales?"

"Things have got infinitely better, people are buying again,"

"Many have been putting down large sums of money to finance the 20% or 25% deposits their children often need to buy flats or houses."

"One of the flats I sold at the weekend,"

"each of the three branches he managed was struggling to sell one home a week each. "

"David Smith's offices are now selling two or three homes a week."

Well I've been following the office in Kentish Town via PropertyBee .

During the month from 11.08.09 to today 15.09.09 only one property has been removed from their database , that being

It wasn't ever Under offer or SSTC , merely removed . Had been on rightmove since 22.01.09 .

During the period

1 was removed

3 went SSTC

1 went UO

2 went UO to Available

1 was added

No actual sales though unless they weren't put onto Rightmove .

Would this imply they made no sales over the period and the comment "David Smith's offices are now selling two or three homes a week." isn't entirely accurate .

Supply on 11.08.09 was 31 , today 31 .

No. The BBC do not publish such unsubstantiated nonsense for simple political means. Anyone who thinks so must have their HPC anti BBC shades on. You should be ashamed of yourself for outing yet another pile of pish BBC story regarding the alleged recovery.

3 price reductions

1 price increase (been on market since at least Jan,09 :lol: )

4 UO (one came to market as UO :blink: )

2 additions

3 removed without ever being UO or SSTC (strangely removed the day after my initial post)

That's 3 months of no obvious sales via their Rightmove account .

Yet back in August they claimed "David Smith's offices are now selling two or three homes a week" .

Blue is flats...

Sales are up by about 30%, but down on the boom. If this EA is seeing boom times, they are either lieing or doing ALOT better than the competition.

Interesting thanks .

This agent seems to be trying to flog houses from various postcodes ie NW5 , NW3 , NW1 , N19 (and maybe IG3) so it could be that the home.co.uk report isn't that relevant in this case (they must use the same LR dataset as houseprices.co.uk where "Kentish Town" doesn't appear per se apart from the road of that name) .

"but its obvious whats happening.........

They sell two to three new instructions every week before they get listed on Rightmove."

It must be really booming then as the stock level just went up 33>38 :-) .They've been trying to shift some of their stock since at least January and haven't found a buyer for any I've looked at since August .

I think I'll knock it on the head :-)
