Hips - Needed If I Am Not Marketing, Just Selling

Does anyone know DEFINITIVELY whether a HIP is needed in the circumstances where I have a buyer who has knocked on my door and has offered to buy my house - so I don't need to market it, the buyer's come to me cold.

I have no intention of marketing the property, this buyer is just going to take it and I have not, directly, or indirectly, solicited that buyer - there is no estate agent involved and the price is agreed between the buyer and myself ?

I know you need it if you are marketing, but it's a total and complete waste of time and money for one in this case and serves ZERO purpose.

No need for HPI unless marketing. I did this a few weeks ago for a probate house when someone heard the owner had died and heard the house was going to be sold. I checked it was legal at the time.

When they decided not to buy, I had to get a HIP before the EA would sell it. In practice, they showed it to some people anyway (dodgy).
