A mate's recently sold his house in London and bought a place near Reading. I tried to look up the price he sold his place for via Nethouseprices.com however I couldn't find it, can sellers decide not to let Nethouseprices not publish this info?

I suspect so, 2 houses I have been really keen to follow up because I suspected dodgy inside dealing between estate agents and local builders/property developers have never come up. No hard evidence but it does seem possible to stay off Nethouseprices, don't no how though.

Yes, it's not instantaneous. It can take up to 6 months, often 3. Prices are only updated for free online once a month too, so if it's close to the end of a month it's unlikely to make that month's release even if the solicitor is prompt in completing the paperwork.

Some houses don't appear ever, e.g. those sold to companies (i.e. a couple of newbie BTLers who set up a Ltd company).

I know of a house that hasn't appeared that came to market as a result of being assigned during a divorce for the kids to inherit when the mother died, but one of the kids died a few months after the mother was carted off to a nursing home (lost her marbles by then), so the remaining house was tarted up after the mother's death by the ex-husband. Not sure what the reasons there could be; he was a multi-millionaire so it could be that wh en he divorced her it was put into a company ... obviously I'll never find out the arrangement or why it didn't get onto the listing.
